April 2026 Housing Market Report for Southwest Montana
Spring has officially arrived in Southwest Montana, and the April 2026 housing market is showing signs of renewed activity across Madison, Jefferson, and Beaverhead Counties. While buyers are gaining more options compared to recent years, demand for Montana living continues to keep the market active — especially as we move closer to the busy summer season.
According to the latest market data from Big Sky Country MLS, the combined market for single-family residences across the three counties reflected a mix of increasing inventory, steady buyer activity, and shifting pricing trends in April.

What This Means for Buyers
One of the biggest takeaways from April’s report is the increase in inventory and new listings. Buyers are finally starting to see more opportunities hit the market after several years of limited selection throughout Montana. More inventory creates additional choices and slightly less pressure compared to the ultra-competitive conditions many buyers experienced over the past few years.
At the same time, homes are still moving relatively quickly. The median days on market dropped to just 55 days, showing that well-priced properties continue to attract serious interest.
Buyers who have been waiting for more options may find this spring and summer to be a strong opportunity to enter the market before competition potentially increases later in the season.
What This Means for Sellers
Although median pricing saw a month-over-month decrease, the number of closed sales rose significantly in April, signaling that buyers are still active and motivated.
The increase in sales activity paired with faster market times suggests that properly priced homes in desirable locations are continuing to perform well. Sellers who focus on strategic pricing, strong marketing, and property presentation are still seeing success in today’s market.
As inventory gradually grows, pricing accuracy becomes increasingly important. Buyers have more choices than they did a year ago, which means homes that are overpriced may sit longer or require adjustments.
Southwest Montana Continues to Attract Attention
Southwest Montana continues to draw buyers looking for wide-open spaces, outdoor recreation, small-town charm, and a slower pace of life. Communities throughout Madison, Jefferson, and Beaverhead Counties remain highly desirable for both full-time residents and second-home buyers.
The broader Montana market continues to evolve from the rapid pace seen during the pandemic years into a more balanced environment with healthier inventory levels and more negotiating opportunities for buyers.
Even with some pricing adjustments, Montana real estate remains highly sought-after thanks to the area's long-term lifestyle appeal, recreation opportunities, and limited overall housing supply.
