Southwest Montana Real Estate Market Update – February 2026

Madison, Jefferson & Beaverhead County Housing Report

The real estate market across Southwest Montana continues to shift as we move through the winter season. February 2026 brought noticeable changes in pricing, inventory, and market pace across Madison, Jefferson, and Beaverhead Counties. While activity slowed compared to the previous month, the data reveals important trends for both buyers and sellers navigating the Big Sky Country housing market.

Median Home Prices

The median sales price in February was $483,750, representing a 28.3% decrease compared to January. While this may seem like a significant shift, month-to-month fluctuations are common in markets with smaller transaction volumes like Southwest Montana. A handful of higher-priced or lower-priced properties can quickly influence the overall median.

Despite this monthly adjustment, home values in the region remain strong overall, reflecting continued demand for Montana’s lifestyle, outdoor recreation, and wide-open spaces.

Closed Sales Activity

There were 10 closed home sales in February, which is down 33.3% from the previous month. Winter months typically see fewer closings as many transactions that went under contract earlier in the season finalize later in spring. It’s also common for both buyers and sellers to wait until snow begins to melt before entering the market.

Homes Taking Longer to Sell

The median days on market increased to 104 days, up 39.6% month over month. This suggests homes are taking longer to sell compared to earlier in the winter. As inventory grows and buyers gain more choices, pricing strategy and proper marketing become increasingly important for sellers.

Price Per Square Foot

The median sold price per square foot was $251, which represents a 14.3% decrease from January. Similar to the median price shift, this change reflects the mix of homes sold during the month rather than a sudden drop in property value across the region.

New Listings and Inventory

February saw 32 new listings enter the market, an 18.5% increase compared to January. This is a positive sign as more homeowners begin preparing to sell ahead of the busy spring season.

Total end-of-month inventory reached 146 homes, which is up 3.5%. More available homes means buyers have additional options to choose from, helping balance the market slightly compared to the tighter inventory levels seen over the past few years.

Pending Sales Activity

There were 18 homes that went under contract in February, marking a 5.9% increase in pending sales. This indicates that while closed sales were lower, buyer activity is still present and new contracts are being written.
