The Southwest Montana real estate market kicked off 2026 with strong price growth, shifting inventory levels, and steady buyer activity across Beaverhead, Madison, and Jefferson Counties. Here’s a look at how January performed compared to December 2025.

Home values continue to show strength across our three-county region. The median sales price rose to $675,000, marking a 46.6% increase month-over-month. This significant jump reflects continued demand for Montana lifestyle properties, recreational land, and rural living opportunities that define our region.
Closed transactions were down 37.5% compared to December. Seasonal slowdowns are typical in Southwest Montana during winter months, especially across rural and recreational markets. However, lower closings don’t necessarily indicate weakening demand — many buyers are preparing for spring activity.
Price per square foot climbed to $293, up 45.4% from the previous month. This reinforces the upward movement in property values and shows buyers are willing to pay a premium for quality homes in desirable locations.
Inventory is building momentum with 27 new listings hitting the market in January — up 107.7%. This is encouraging for buyers who have been waiting for more options, and it signals that sellers are beginning to re-enter the market in anticipation of the busy spring season.
Active inventory ended January at 136 homes, slightly down 8.1%. While new listings increased, overall supply remains relatively tight across Beaverhead, Madison, and Jefferson Counties.
Homes spent a median of 75 days on market, down 8%. Well-priced properties continue to attract serious buyers, especially those seeking primary residences, second homes, or investment opportunities in Southwest Montana.
Pending sales rose to 19, up 58.3%. This increase in buyer activity suggests positive momentum heading into late winter and early spring.
